A wave of data center development is quietly reshaping the southern reaches of New Jersey, drawing billions of dollars in investment to communities long overlooked by the tech industry.
From logistics corridors near Burlington to agricultural land in Salem County, the footprint of the AI infrastructure buildout is landing closer to home than most South Jersey residents realize. The projects span dozens of acres and require substantial water, power, and road infrastructure upgrades — resources that affect school budgets, tax rates, and municipal services across townships from Medford to Mannington.
Local officials say they're navigating a wave of interest they weren't fully prepared for.
"We went from zero inquiries to three serious site visits in 18 months," said one Gloucester County planning official who asked not to be named because negotiations are ongoing. "These aren't small projects. They change the character of a town's tax base."
For many communities, the calculus is complex. Data centers bring significant rateable assessments — sometimes rivaling an entire commercial district — but they employ relatively few people locally, create limited foot traffic, and draw enormous power loads that stress aging grid infrastructure. PSEG New Jersey has filed for multiple transmission upgrades in the region in anticipation of expanded industrial demand.
Still, for towns with aging infrastructure and stagnant commercial zones, the appeal is hard to ignore. "One data center can fund a new firehouse," noted a property tax attorney who represents several South Jersey townships. "The question is what you're giving up for it."
