For four long years, buying a house in South Jersey felt like trying to grab a seat in a game of musical chairs where somebody kept taking chairs away. You'd tour a place on a Saturday, fall a little in love, and by Sunday night it was gone — sold for over asking to a cash buyer who waived the inspection and half their rights as a human being. If you lived through that market, you carry a small scar from it. I know I do. So here's a sentence I wasn't sure I'd get to write for a while: it's getting easier out there. Not easy. Easier.

The numbers, told quietly

The numbers tell the story the way real shifts usually do. Across New Jersey, there were more than 32,000 homes for sale as of early summer — up better than nine percent from a year ago — and that loosening is showing up here in the South Jersey counties too. Inventory is climbing back. Homes are sitting on the market a few days longer before they sell. The frenzied, elbows-out pace of 2021 and 2022 has cooled into something that actually resembles a normal market, where a regular family with a regular mortgage pre-approval can make an offer and not get instantly steamrolled.

Now, let me be clear-eyed, because you deserve that more than you deserve a cheerleader. This is still, by any technical measure, a seller's market. Prices in our area are not falling — they're rising, just more modestly than the double-digit moonshots of a couple years back. If you're waiting for a crash that hands you a Haddonfield colonial at a 2015 price, I'd gently suggest you stop holding your breath.

That’s not a boom and it’s not a bust. That’s a market remembering how to function.Mason Carter

What to actually do with this

Here's the practical part, because I don't believe in economic news you can't do anything with. If you're a buyer, the best window in several years is open right now — but open doesn't mean easy. You still need your financing lined up before you walk through a door, you still need to know the specific town you're hunting in cold, and you still need to move with intent when the right place shows up. The advantage has shifted toward you a few degrees. It has not been handed to you on a platter.

And if you're a seller? Your house is still worth good money, but the days of listing a place with dirty carpets and a bad photo and getting eleven offers are behind us. Buyers have options again, which means they have standards again. Price it honestly, present it well, and it'll sell. Price it like it's still the fever dream of 2022, and you'll watch it sit. The chairs stopped disappearing. There are even a couple of empty ones now — you still have to be ready to sit down fast, but at least you can see them.
